What about pricing! The question that every home seller wants to know and rightly so!
When considering price many factors need to be considered. Among them:
How much did similar homes in your area sell for. The key here is sell for - not list for or someone said, but bottom line sell for.
How does your home compare to those (i.e. age, updates, the street- busy, dead end, culdesac, etc., yard size, etc.
Street appeal is so very important, I recently had a home sell in a week that was smaller than another home two blocks away that was listed for less. The home I listed had been professionally landscaped, the other some needed help. Oh, did I mention it sold for full price and was priced at the high end.
Are you planning on selling yourself, with a discount agent, or a full service Realtor.
When selling by owner be prepared to sell for less, this buyer expects a discount.
If you intend to use a discount agency the pricing is again important. Since advertising, open houses, and other marketing options are reduced at best - and so is the listing price and they will show you a selective market analysis to justify the figures.
Basic fact - to get the most for your home involves work! Lots of work and aggresive expensive marketing.
If you intend to use a quality full service agent, yes you can expect fees to be a little higher, however, you can also expect the bottom line for you at closing to also be higher.
